Any prices, cost estimates or price ranges displayed on the website are indicative only unless confirmed in a written quotation issued by MoLSA.

  • engineering and professional consultants;

  • site assessment and site preparation;

  • transport, cranage and installation;

  • utility connections;

  • council and authority fees;

  • customer-requested upgrades or variations.

Final pricing will depend on the selected product, project scope, property location, site conditions and applicable regulatory requirements.

5. Site suitability and approvals

Every property and project is different. The suitability of a modular building for a particular site is subject to site assessment, planning requirements, building rules, engineering, access, servicing and other project-specific considerations.

Information provided on this website does not guarantee:

  • planning or building approval;

  • development consent;

  • finance approval;

  • site suitability;

  • a particular delivery date;

  • a particular construction or installation cost; or

  • approval for residential, tourism, commercial or short-stay accommodation use.

Customers should not purchase products, undertake site works or make financial commitments solely on the basis of information published on this website.

6. MoLSA’s role and third-party providers

Depending on the project, MoLSA may provide product supply, advisory, project coordination or turnkey project management services.

Some services may be performed by independent manufacturers, builders, engineers, planners, surveyors, transport providers, installers, tradespeople, finance providers, accommodation managers or other contractors.

Where a third party is engaged directly by a customer, that third party’s services may be governed by a separate agreement. The responsibilities of MoLSA and each third party will be set out in the relevant quotation, engagement agreement or project contract.

7. Finance and referral services

MoLSA may introduce customers to independent mortgage brokers, finance brokers, lenders or other finance professionals.

Unless expressly stated otherwise, MoLSA does not provide financial, credit, taxation, accounting or investment advice and does not guarantee that finance will be approved.

Customers should obtain independent professional advice before entering into any loan, investment, development or commercial arrangement.

8. Feasibility and return estimates

Any information about accommodation revenue, occupancy, project feasibility, returns on investment, property value, construction savings, operating costs or payback periods is general and illustrative only.

Actual results may vary significantly depending on market demand, location, approvals, pricing, occupancy, operating expenses, management costs, finance costs, taxation and other circumstances.

No representation is made that a project will achieve any particular financial result, rental income, occupancy level or increase in property value.

9. Formal agreements

A customer’s purchase or project will be governed by the formal quotation, proposal, client engagement agreement, supply agreement, project management agreement or other written contract accepted by the parties.

Where there is an inconsistency between this website and a signed written agreement, the signed agreement will prevail to the extent of the inconsistency.

10. Intellectual property

Unless otherwise stated, all content on this website, including text, branding, logos, layouts, graphics, images, videos, product descriptions and website design, is owned by or licensed to MoLSA.
